We are having to undertake an important statutory safety programme at Oyster Quay. Under the Building Safety Act 2022, all higher-risk residential buildings must have a formal Safety Case Report prepared and submitted to the Building Safety Regulator as part of the application for a Building Assessment Certificate. This is a legal requirement designed to ensure that all such buildings are being safety managed, maintained and monitored.
The Safety Case Reports associated supporting reports and assessments, that are numerous and expensive, are mandatory evidence documents that must be provided to the Building Safety Regulator to demonstrate that each building is safe for occupation. They are not optional or discretionary works and therefore do not meet the criteria for Section 20 consultation.
Some of the reports and assessments will read across from the Cladding Remediation Application. The next requirement is to erect Wayfinder signage in each stairwell and landing on every floor of every block. These indicate to the emergency services what block and what floor they are on whether they climb the stairs or use the lifts. Where these are sited is not negotiable, we tried, so on each landing that is directly opposite the lift doors meaning that we need to move the large photographs that are sited there at present to an adjacent wall.
